Can't run Task Sequence with PXE boot

Ok so here are the obvious things:

• PXE  boot enabled on my DP and enabled PXE responder without WDS
• Deployment is enabled for Configuration Manager clients, media and PXE
• IP Helper in place on vLans to allow broadcast to hit the server.

I get the following when trying to F12 boot:

At this point I would have expected not to have been prombped for F8, but rather F12 and then it should have downloaded the boot.wim etc...
